Subject : Information Regarding the Final Exercise Date and Closing the Registered Book of Warrant to Purchase New Ordinary Shares No. 1 of Asian Property Development Public Company Limited (AP-W1)

Attention : Director and Manager The Stock Exchange of Thailand

Asian Property Development Public Company Limited (the Company) would like to inform that the last exercise date of AP-W1 will be on March 12, 2007. Details of the exercise of AP-W1 are as follows

1. The last exercise date is on March 12, 2007.

2. The notification period for the exercise of the Warrant
From February 19, 2007 to March 9, 2007, on the bank working day, between 8.30 am. to 4.00 pm.

3. The closing date of registered book of AP-W1 transferring is at 12.00 a.m.on February 19,2007 to March 12,2007.

4. The date which the company request the Stock Exchange of Thailand to suspend the AP-W1 (SP) is on February 14,2007 to March 12, 2007.

5. The Exercise Price is 1.00 Baht per share.

6. The right of Warrants (the Exercise Ratio) 1 unit of warrant can be exercised to purchase 1.00289 ordinary shares of the Company.

7. Warrant holders can exercise their warrants through 2 procedures as follow

7.1 Through warrant certificates which the following document are required

(1) The duly completed form of Notification to Intention to Exercise the Warrants for ordinary shares (which may be requested from the Company)

(2)The certificate of warrants signed on the back by the owner, or a replacement that conform to the SET regulations (in case that the warrant certificate is lost).

(3)The certified copy of identification card / passport for individual Warrant holders or the copy of corporate memorandum certified by Ministry of Commerce for corporate warrant holders.

(4)Payment by a cheque or a bank draft to "Asian Property Development Plc" dated no later than March 12, 2007 and a cheque or a bank draft shall be cleared in Bangkok area only.

7.2 Through the scripless system

In the scripless system, the Warrant holders intend to exercise their rights shall make a notification and fill in the request form to issue Warrant certificate to their Broker in order to have their Broker notify the Thailand Securities Depository Company Limited (TSD) to issue certificate of Warrants to use as evidence in exercise of the Warrants and then proceed the procedure in clause 7.1

9.The Expired and Terminated of AP-W1

After the last exercised date on March 12, 2007, AP-W1 will be expired and terminated from the registered security of the Stock Exchange of Thailand on March 13, 2007
